Experience Many guides will tell you to check the agent’s sales history and experience. While proof of success is essential when choosing an experienced agent, don’t let this put you off using a new agent. A new agent will have extra support from their team to guide them and also, being fresh to the industry with little to no listings they have the time and devotion to dedicate to you and your needs. We all started at the beginning once too! There’s benefits to using new and experienced agents, your individual wants and needs will help you to decide. 

How do I choose the right agent for me?

Values and personality We encourage you to do your research when looking to sell your property. This allows you to analyse the way your chosen salesperson will represent you and your sale. Are you comfortable with them? Did they listen to you? Did they present their recommendation and appraisal to you after they considered how your property might compare to others? Do they have your best interest in mind and are they professional and honest? Will your prospective buyers want to work with them too? These are all points to consider to help you determine who you will work with best in terms of personalities and values.

How do I choose the right agent for me?

 The agency that agents work for is also an important deciding factor. Does the agency the salesperson work for align with your values? Do you like to support small/ local or you don’t mind? Does the agency contribute to marketing costs and are there hidden fees? Has the company had any misconduct in the past or being currently investigated? Checking these things can save you any surprises during your selling process and help you choose a Real Estate Agent.

How do I choose the right agent for me?

Look at reviews Check reviews about the agents and companies you’re thinking of working with. You can easily look for reviews online on RateMyAgent, on the agent and agency Facebook pages and on Google reviews. It pays to note that not all reviews are genuine or from actual customers and as such some reviews might not be based on an actual customer experience, especially on Facebook and Google where anyone can leave a review on any page.

How do I choose the right agent for me?

Appraisal price It’s your salesperson’s job to market your property to a high standard and to attract as many buyers as possible. They will also negotiate the best price that buyers in the market are willing to pay for your property. Choosing an agent that you are comfortable with is far more important than the appraisal price you are presented with as appraisal price should be narrowed down from actual statistics. If your agent is giving you an out-of-the box price guide, it’s best to check that the statistics back up the agent’s appraisal price.

How do I choose the right agent for me?

Facts and statistics Have you been presented with a statement that tells a story about a company or agent being the ‘best in the area’, the ‘top sellers’ or something along those lines? Did the agent back their statement up with facts and statistics to prove their statement? If not, it might be a classic case of puffery or just an opinion. When you choose a Real Estate Agent based upon unsubstantiated claims, you might be disappointed when it comes to their performance. Looking at the details can help you figure out the performance against the fluff.
